This is repair to the shell itself, not the finish over it. Structural cracking is uncommon, considerably more serious than surface cracking, and the one category where getting a proper assessment before doing anything is genuinely important.
Surface cracking or structural cracking?
Most cracks people notice are in the plaster, not the concrete. Plaster crazing — a fine network of shallow lines — is a curing characteristic and essentially harmless. Structural cracks are a different thing entirely.

What causes structural cracking
- Soil movement. Expansive clay, poorly compacted fill, or seasonal moisture swings loading the shell unevenly. The most common cause.
- Hydrostatic pressure. Groundwater pushing on an empty or partially drained shell. This is why draining a pool in a high water table is genuinely risky.
- Original construction defects. Insufficient steel, poor gunite consolidation, or cold joints between placements.
- Nearby excavation or tree roots. Anything that changes the load or support around the shell.
- Ground movement events. Seismic activity, subsidence, or significant nearby construction.
How structural repairs are made
The right method depends on whether the shell is still moving. Repairing an actively moving structure without stabilising it produces a repair that cracks again.
Epoxy injection
Structural epoxy injected under pressure to bond the crack faces. Suitable for stable, non-moving cracks; restores structural continuity.
Staple / stitch repair
Steel staples set across the crack into routed channels, then filled. Used where a crack needs reinforcement across it.
Rout and seal
Widening the crack into a channel and filling with a flexible or hydraulic material. Appropriate for cracks expected to move slightly.
Gunite section replacement
Cutting out and replacing a damaged area of shell. Used for severe localized damage or exposed, corroded rebar.
Soil stabilisation
Addressing the cause underneath — compaction grouting or drainage correction — before repairing the shell above it.

Where this appears in a remodel
Most structural repair is discovered rather than planned. The shell cannot be properly inspected while it holds water, so cracks and hollow areas surface during the chip-out stage of a resurfacing.

- Will my insurance cover it?
- Sometimes, depending on the cause. Damage from a sudden event may be covered; gradual deterioration and soil movement usually are not. Worth checking your policy before assuming either way.
